Good Morning,

Today I will touch on the topic of the TAX CREDIT you know $8000.00 beans for a firstime home buyer or $6500 beans for everyone else. All though a great idea I have to say BUYER BEWARE!!! Yes thats right buyer beware. I know you are thinking what is there to beware about? If any of you did your home work you would know that this money will be counted as income according to the IRS. For some this may force you into a higher tax bracket and if you dont have the deductions to off set the income you may have to pay more that the rebate to the irs at tax time. I consulted a good friend from the IRS. She works in the consumer advocates office of the IRS and she advised me to tell my readers to consult your accountant prior to applying for the tax credit to avoid any higher tax payment. now with that being said, if you have deductions to off set that stimulus check you may be ok however get the advise from a professional to avoid any tax payments. Now would be a great time to make the improvements to that new home you have just or are about to buy. The improvements may help to off set that money you just recieved from uncle sam. If you make these improvements you also kill two birds with one stone, Decrease your tax liability and improve the value of your home. Good Morning,

As the title states this is my first Blog post. Every day I will post about the truths of Real Estate, YES the Truth! In My first Blog I will introduce myself. My Name is Brian Murphy. I have been in the Real Estate Industry in one form or another for 15 years. I have a B.S. in Business, and I work with RE/MAX Dynamic Realty Inc. In Hudson ,NH I started my career in Real Estate as a home flipper. I woke up one Saturday Morning turned on the tube and watche a show about this guy that had a company that bought fixed up and sold homes for a profit. I thought to myself "Hey I am handy I can do that" so I started off by buying a small detached condo in Nashua New Hampshire and fifteen years later here I am. I obtained my Real Estate License for two reasons. Reason number one. My experience with the Real Estate Agents in general were well lets be nice and say less than professional. I knew that there had to be better service from Real Estate Agents out there. My Second Reason. The sales market changed into a buyers market due to the bank thing and we all know what I'm talking about. It still gives me hives today! So that is me in a nut shell. As you can see by the pictures I will post some current listings talk about them for your knowledge it may be the good, Bad, or the Ugly. Yes I am going to be the Roger Ebert of Real Estate so if there is something you need to know I will be your inside guy to tell you the TRUTH!! In this weeks post you will see three properties. two residential and one commercial I have toured them all and think they are great properties clean, and well cared for.
